If you are thinking of bringing in a bit of money, then spending thousands on building work on a non-freehold property is not the way to do it.
Put a bed in the front (living) room, thick curtains and a telly. Done! Sit back and count the money rolling in.

I would agree with JohnD if you are looking for a fix to pay the bills do the least work on the property. If you are looking to sell in next 6 months then consider layout changes..
