It's a strange one Andy. Constant water under a house, flows in more when it rains. The gully in the subfloor runs out into the canal.

The drain is full of roots but no idea where the water is coming from

Burst/leaking water main in neighbor's property or underground stream.

I've seen both.

Underground stream or dodgy culvert I think. No sign of it though.

Yes, I can camera up from the canal to the gully under the house but there is no sign of anything that's letting the water into the house.
